WHAT WE DO FOR YOU:
CHECK THE CONTRACT
It is best if we can check the Contract before you sign to ensure that your interests are protected. The standard Contract real estate agents use does not cover your individual circumstances. We will check the information contained in the Contract and advise of any special conditions that we believe should be inserted. If you have already signed the Contract, we can begin the conveyancing process for you.
ORDER THE SEARCHES
If you are purchasing, there are some searches that are compulsory and some searches are optional. Depending on the property that is being purchased, we will suggest which searches should be ordered. We will explain the results of each search in detail.
PREPARE ALL LEGAL DOCUMENTS
We will arrange all the legal documents for the transfer of the property. If you are the purchaser, we will organise the searches and transfer documents. We will organise settlement for you. We will organise the stamping and registration of the property.
CALCULATE SETTLEMENT FIGURES
We will calculate the settlement figures for you. This includes rates, water rates, land tax (if any), and GST (if payable). Registration fees for a release of mortgage will be taken into account. We will ensure all relevant adjustments are made on settlement.
ATTEND SETTLEMENT
The majority of settlements are now taking place online as an e-conveyance settlement (PEXA). If the settlement is taking place in person, we will arrange a settlement agent to attend on your behalf.
INFORM ALL RELEVANT PARTIES
Once settlement has taken place, the Council and Unitywater will be notified. The real estate agent will also be notified of the successful settlement. Transfer documents will be registered with the Department of Natural Resources, Mines and Energy.
WHAT YOU WILL NEED TO DO:
SELLING:
- Provide us with the Contract
- Provide us with verification of your identity (usually a passport and drivers licence)
- Read all correspondence from us as soon as you receive it
- Return forms and documents as soon as you can
- Make arrangements to move, disconnect utilities, change your address
BUYING
- Provide us with the Contract
- Provide us with verification of your identity (usually a passport and drivers licence
- Arrange insurance on the property immediately
- Read all correspondence from us as soon as you receive it
- Instruct us as to which, if any, optional searches you would like done
- Organise Building & Pest inspections and final inspections of the property
- Arrange finance and advise us immediately when finance is approved
- Return forms and documents as soon as you can
- Make arrangements to move, disconnect utilities, change your address and collect keys from the agent
